A garage floor dropping away from the foundation wall opens a crack that funnels water and pests under the house. A settling basement floor telegraphs through finished flooring and racks the stud walls built on top of it. Both are lifted back to level through small drilled ports.

Garage floor leveling
The garage slab sits almost entirely on the loose backfill placed around the foundation during construction, which is why the typical failure is the floor sinking away from the house wall: a widening gap at the back and a step at the apron. We lift the slab back flush, seal the perimeter joint, and can close the apron step in the same visit as a driveway lift.
Basement and interior floor leveling
Settled basement slabs, sunken rooms in slab-on-grade homes, and dropped sections under load-bearing walls are precision lifts. We use polyurethane foam for its light weight, small injection ports and controlled expansion. The work is clean enough for finished rooms: drop cloths, dust control, and ports drilled through flooring then patched flush.
If the floor movement comes with wall cracks, sticking doors, or a slope that worsens toward one corner of the house, the slab may be following the foundation. In that case start with a free settlement inspection.
Where interior slabs fail in Central Illinois
The pattern tracks Peoria’s housing stock. Pre-war homes in the West Bluff and North Valley have basement floors poured before modern compaction standards, so settlement tends to be slow and uneven. Post-war ranches in Bartonville, West Peoria and East Peoria often sit on filled ground, where the garage slab drops away from the foundation wall as the fill consolidates. In newer Dunlap and Germantown Hills builds, the usual culprit is the backfill trench around the foundation, which keeps compacting through the home’s first decades.
