Why driveways sink here
- Downspouts and grading. Roof water discharging beside the drive washes out the base layer, panel by panel.
- Builder backfill. Slabs near the garage sit over the trench dug for the foundation. That fill keeps compacting for twenty years or more.
- Freeze-thaw. Central Illinois winters pump water under slabs, freeze it, and lever the concrete up and down until the base fails.
- Clay shrink-swell. Dry summers shrink the clay; wet springs swell it back unevenly.
